Lagos Flags 176 Illegal Estates, Issues 21-Day Ultimatum for Approval

The Lagos State Government has declared 176 estate developments illegal due to their failure to obtain the necessary layout approvals. A 21-day deadline has been issued for the developers to regularise their documentation.

This was disclosed in a statement from the Ministry of Physical Planning and Urban Development, signed by its Director of Public Affairs, Mukaila Sanusi.

The estates in question are mainly located in Eti-Osa, Ajah, Ibeju-Lekki, and Epe.

The statement explained that the list was released after a thorough audit of estate developments across Lagos State.

Oluwole Sotire, the Permanent Secretary in the Office of Physical Planning, stated that the continuous operation of estates without proper approval “undermines the principles of sustainable development and contravenes the T.H.E.M.E.S+ agenda of the Lagos State Government.”

Estates mentioned in the publication include Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate-Elegushi, and Royal View Estate in Ikota.

Sotire instructed the affected developers and property owners to present their documents to the Ministry at the State Secretariat in Alausa, Ikeja, within 21 days for processing.

“This compliance exercise forms part of our statutory responsibility to regulate estate development across Lagos, ensuring an organised, safe, and resilient city in line with the state’s smart city vision,” he said.

He further reminded developers and real estate operators of the mandatory requirement to register with the Lagos State Real Estate Regulatory Authority, LASRERA, which oversees the sector’s coordination and regulation.
